215 Warren Street is located in the historic neighborhood of Paulus Hook in Jersey City, NJ. This project will set a precedent in the neighborhood for new buildings to come. It is a new construction multi-family residential building with 3 Units. Located at the corner, the building is organized into two parts, a 3-story townhouse that fronts on Warren St, and two duplex units at the rear with frontage on Sussex St. We worked closely with the Historic Preservation Commission (HPC) to create a design that balances the relationship to the historic context with the modern aspects of new construction. The facade that fronts on Warren Street replicates the void to solid relationship of the existing townhouses on the block. The Sussex Street facade is broken down into smaller bays that relate to the proportions and rhythm of the existing townhouses on that block differentiated by a strategic use of brick, fiber cement panel, and black metal accents.
