99 Storms is a new 50-unit 6-story building on the Monticello triangle – a sliver of land that brings together Storms and Monticello Avenue just north of the Jackson Hill corridor of the city. The building, which totals about 57,000 square feet is on a site between the Journal Square and Jackson Hill redevelopment areas, and is bound by Neighborhood Commercial standards, which supports dense residential development above basic service retail. A previous approval considered a curb cut for a modest number of cars, but GRO amended the plan in fall 2022 to remove the parking, and curb cut on Monticello Avenue. The retail now totals 6,150 square feet and can be subdivided into three retail spaces. The residential component is made up of 15 studios, 30 one-bedroom, and 5 two-bedroom units. Façade design includes a series of five cantilevered areas that break down the horizontal frontage on Monticello Avenue. The irregular cantilevered components are clad in a gray fiberboard with wood-finish highlights on the sides of the geometry on the right-of-way, and the main portion of the façade being clad in a gray brick. The removal of the parking components allows for a storefront glazing along the majority of the Monticello frontage, with the residential lobby being accessed by the smaller frontage on Storms Avenue. Amenity spaces including a gym, multipurpose room, and bicycle and tenant storage are located at the basement level. Construction started in late-2021, with completion in 2023.
